A “Garden Suite” is a fully self-contained living unit located within a separate ancillary building on the property, typically situated in the rear yard. Unlike traditional additions, garden suites are detached structures that offer more privacy and flexibility. They are not accessible via a public lane, ensuring a quiet and secluded living environment. LANEWAY SUITE - DEFINITION

A “Laneway Suite” is a detached dwelling unit located at the rear of a residential lot, providing an additional private living space. These suites are accessed from the laneway at the back of the property, but all essential services, such as sewer, water, electricity, garbage, gas, and mail, are connected from the front street. Laneway suites offer a versatile solution for housing needs, whether for extended family members or as rental units. With modern amenities and thoughtful design, they provide a comfortable and independent living environment while maximizing the use of urban space. These suites also contribute to the growth of sustainable and flexible housing options in urban areas.

The difference between them

A laneway suite is located on a lot that borders a publicly designated laneway, whereas a garden suite is found on properties without access to a public laneway.

Most of these detached suites cost around $450k which is a better investment than purchasing a condo that would cost around $650k + condo fees.
